In collaboration with your real estate sales representative/broker, On The Block Auctions will work to sell your home using our online auction platform. Below is a general timeline from start to finish:
PREPARATION
- Sign paperwork and make payment to On The Block Auctions
- Conduct pre-list home inspection
- Order status certificate (for condo sales)
- Collect all details about the home along with photos, videos, floor plans, etc. to populate auction page
- Complete agreement paperwork with your real estate agent
- Set auction date, starting bid & reserve price
- Prepare home for showings and set up lockbox
LISTING PERIOD
- Recommended listing period: 8 - 10 days
- List home for sale on our auction platform and on MLS with your real estate agent for maximum exposure
- Open home for viewings and open houses
- Marketing/Advertising/Promotion
THE SALE
- Property goes to auction
- Agreement signed and deposit collected
- Sale finalizes
- CELEBRATE!
FOLLOW UP
- Maintain contact with your real estate agent as you prepare for your upcoming move.
What happens if my home does not sell at auction?
While ensuring a successful sale at auction is our ultimate goal, we cannot guarantee a result. Not all homes will sell at auction but through the process, we are able to determine the level of interest along with feedback from all of the potential buyers who saw your home. This information allows us to work with your real estate agent to determine the next best steps. Sometimes there are interested parties who are interested in negotiating after the auction. Other times, the market feedback will allow your real estate agent to list your home for a competitive price and sell the home soon after the auction process has ended. The important factor to remember is that there are always options and we will work hard to provide you with the best possible results.
